If I use a TextArea with Lumo theme, it behaves like expected accepting new lines, but if I change to Material, then it is show with just one line only and not respond to new line.
Have you checked this issue from issue tracker of the component, https://github.com/vaadin/vaadin-text-field/issues/301 It looks similar to your description.

I tested against 12.0.4 and worked.
But If I have the component with a fixed height, the bar in the bottom (from material) moves up if the lines in the text is bigger then what is show (there is a scroll bar int he right side) and you scroll the text.
Must I open an issue there?
